Estate Cleanouts in Bradenton, Sarasota, and Lakewood Ranch
We answer the phone. We show up the same day. And we haul everything out in one trip.
You called because something changed: a house sold, an estate opened, a move happened faster than expected. Now there is a whole home’s worth of belongings that need to go, and most of the places you called didn’t answer. We do. Manatee Junk Bros handles full estate cleanouts across Manatee and Sarasota counties, and we can often be there the same day you call.

Most People Call Five Places and Get Four Voicemails
When you’re managing an estate cleanout, you are already carrying a lot. A closing date is coming, the house is full, and you need someone reliable who can commit to a day and a time. The problem is that most junk removal companies in this area do not answer when you call. They run through an answering service, call back days later, or show up and quote a number that doesn’t match what you asked about. Families clearing out a parent’s home or preparing a house for sale don’t have that kind of time.
The House Has a Deadline
A real estate closing, a lease end date, a probate schedule, a move-out agreement with a new buyer: estate cleanouts almost always come with a hard deadline. You can’t wait three days for a callback and another four for an available crew. The later you wait to book the job, the harder it gets to hit the date, and the more pressure builds on everyone managing the transition.
Donation Centers Turned You Away
Most families assume that Salvation Army, Goodwill, or Habitat for Humanity will take the bulk of what’s in the house, since so much of it is still usable. Then they find out that most donation centers won’t take furniture without an appointment scheduled weeks out, and that the appointment may still get canceled if the crew doesn’t think the items are in good enough condition. That leaves the whole load sitting in the house, and now you need someone who will actually haul it.
You Can't Do This Yourself
A full estate cleanout is not a weekend project with a rented truck. A three-bedroom home with a garage and years of accumulated items takes a crew, a trailer, and a disposal plan. Doing it solo while managing everything else that comes with a transition like this is unrealistic for most people, especially if you’re coordinating from out of town. What you need is a team that shows up, handles the heavy work, and cleans up when they leave.
Full Estate Cleanouts Done by a Four-Person Crew, Usually in a Single Day
Manatee Junk Bros is a locally owned junk removal company based in Bradenton. We run a crew of four with capacity for two active jobs, and we focus on the work that matters most: full house cleanouts, estate cleanouts, and the bigger jobs that most smaller operators struggle to finish in a day. We’ve been doing this since 2020 across Manatee and Sarasota counties.
We Take Everything That's Left
Most estate cleanouts involve furniture, appliances, clothing, boxes, garage contents, and things that don’t fit a clean category. We load all of it. We don’t cherry-pick the easy stuff and leave the heavy items. If it fits in our trailer and it isn’t on our short not-offered list (concrete, junk vehicles, hazardous materials), we take it. One price, one trip, and it’s done.
We Work Around Your Schedule
Closing in four days? We find a window in four days. Need the upstairs done today and the garage tomorrow? We schedule two trips. We’ve worked around real estate closings, estate attorney timelines, and families coordinating from out of state who couldn’t be on site themselves. Tell us the deadline and we work backward from there.
We Clean Up Before We Leave
After the trailer is loaded, the crew sweeps and tidies the areas they worked. We don’t leave small items that didn’t fit or debris from moving heavy furniture around. When we say a job is done, it looks done.
From Your First Call to an Empty House: How It Works
We keep the process simple because you have enough to manage.
Step 1. Call or Text, Tell Us What You're Working With
You don’t need an exact inventory ready. Call (941) 354-5865, describe roughly what’s in the house and which rooms need to be cleared, and give us the address and your timeline. We’ll give you a price range over the phone or schedule a free on-site walkthrough if the job is large enough to see in person first.
Step 2. We Lock In a Time and Show Up
Once we agree on a price and a day, it’s confirmed. We show up when we say we will. If anything changes on our end, you hear about it with enough notice to adjust. You deal with Andrew or a crew lead directly, not a national call center.
Step 3. We Haul It All Out
The crew arrives, walks through the space with you to confirm what’s going, and gets to work. A typical three- to four-bedroom estate cleanout takes a few hours to most of a day depending on volume. Homes with dense garage contents, attic storage, or out-buildings may need a second trip, and we’ll tell you that upfront.
Step 4. We Clean Up and You're Done
When the trailer is loaded and the space is clear, the crew sweeps the areas they worked. We handle disposal: furniture goes to donation or recycling when it’s in good condition, the rest goes to a certified disposal facility. You get a confirmation when the job is closed out.
What We Take During an Estate Cleanout
Most items inside a typical home are fair game. Below is what we commonly haul from estate and house cleanouts across Bradenton, Sarasota, and the surrounding area.
Indoor Furniture and Household Items
Sofas, sectionals, recliners, beds and bed frames, dressers, dining sets, desks, lamps, rugs, decor, boxes of clothing and linens, books, kitchenware, small appliances, electronics, TVs, and exercise equipment. We also take the general room-by-room contents that don’t fit a tidy category: the things piled in closets, stacked in hallways, and left in spare bedrooms. If there are items that are clearly in usable condition, we drop them at a local donation center when it’s on the route.
Garage, Shed, and Outdoor Contents
Shop tools and workbenches, lawn and garden equipment, pool furniture and equipment, storage shelving, holiday decorations, lumber scraps, bikes, grills, and the general contents of a storage shed or detached garage. Pool cage demolition is also available as a separate service for homes where the cage needs to come down before listing.
What We Don't Take
A short list for clarity. We don’t haul junk cars or vehicles, concrete, dirt, or hazardous materials (paint, propane tanks, chemicals, and anything requiring licensed disposal). Single small items are generally not worth the minimum: our $165 starting rate covers approximately a pickup-truck load, so if you’re calling about one or two pieces, we’re probably not the right fit for that trip.
Why Families Across Bradenton and Sarasota Call Us for Estate Cleanouts
We Answer When You Call
This is what people say most often when they describe why they chose us. They called multiple companies, and most didn’t answer, or they answered and said they couldn’t get there for five or six days. We pick up the phone, and we give a real answer about what we can do and when. If we are booked out and genuinely can’t hit your deadline, we tell you that honestly too, since sending you to voicemail helps no one.
We're Not a Franchise
National junk removal franchises operate on a hub model with call centers, territory rules, and pricing that reflects their overhead. We’re four people based in Bradenton. Andrew runs the crew personally. You get the actual team doing the work, not a subcontracted crew dispatched from a regional hub. For a job that involves someone’s home, especially during a difficult transition, that distinction matters.
We Know This Area
We work across Manatee and Sarasota counties every week: Bradenton, Lakewood Ranch, Palmetto, Parrish, Sarasota, and the island communities when the job makes sense. We know the local donation centers, disposal facilities, and how to navigate the gated communities that come up constantly in estate cleanout work around here.
National Franchise vs. Local Team:
What Actually Changes for an Estate Cleanout
For a job this size, with a deadline attached, both options can haul a house. Here’s where the experience diverges.
The National Franchise Approach
You call a national number and reach a call center. Availability depends on whether the nearest franchisee has an open truck. Pricing reflects advertising costs and franchise fees built into the operator’s overhead. The crew that shows up is someone you’ve never spoken to, dispatched from a scheduling system you have no contact with. Adjusting scope on the day of the job typically requires a new quote, and there’s no direct line to anyone once the job is in progress.
- No direct contact with the crew doing the work
- Pricing includes franchise overhead and national ad spend
- Scheduling controlled remotely, not locally
- Limited flexibility if job scope changes on site
The Manatee Junk Bros Approach
You call or text Andrew directly. Availability is real-time because you’re talking to the person running the operation. Pricing reflects actual labor and disposal costs, not a franchise fee structure. If the crew finds a room that wasn’t in the original scope, we tell you the adjusted cost before loading anything new. You have a direct line to the owner the whole time.
- Direct line to the owner-operator, before and during the job
- Pricing based on actual scope, not franchise markup
- Flexible scheduling, same-day availability when possible
- Fully insured; COI available on request for property managers
Why This Matters More for Estate Cleanouts Than for a Standard Pickup
A single-item pickup is transactional. An estate cleanout involves someone’s home, often a parent’s or a family member’s, sometimes under difficult circumstances. The ability to reach a real person, confirm details, and adjust in real time is not a nice-to-have for a job like this. We’re not the biggest company in this market, and that’s exactly why we’re able to answer the phone.

Estate Cleanout Questions We Get Every Week
Do you do same-day estate cleanouts?
Often, yes. If we have a truck available and the job fits the schedule, same-day service is possible. Call (941) 354-5865 as early in the day as you can, and we’ll tell you honestly what we can do. Next-day availability is almost always open if you reach us before the end of the business day.
What is the $165 minimum?
The $165 minimum covers approximately a pickup-truck load of material, which is roughly a quarter of our full trailer. If you’re clearing out a full house, the job will cost more than that, and we’ll give you a detailed estimate before the crew starts. The minimum exists because anything smaller than that isn’t cost-effective for either side to schedule and haul. If you have one or two items to move, we’d probably point you toward a haul-it-yourself option instead of booking us for a trip that doesn’t make sense financially for you.
Can you work around a real estate closing date?
Yes, and we do it regularly. Give us your hard date when you call, and we schedule around it. We’ve worked with families managing everything from out of state by coordinating directly with a real estate agent or an estate attorney who has access to the property. If you need the house clear by a specific morning, we make that the target.
Will you donate items before hauling everything?
When something is clearly in good condition and a donation center near the job is on our route, we drop it off before going to disposal. We can’t commit to sorting every item for resale or donation potential since that adds significant time to the job, but we don’t throw away furniture or household goods that are obviously still usable if there’s a reasonable dropoff on the way.
How long does a full estate cleanout take?
A three- to four-bedroom home with typical contents usually takes a crew of two to four people most of a day, sometimes less if the house is already partially cleared. Homes with dense storage areas, full garages, attic contents, or sheds may run longer or require a second trip. When we do the walkthrough or talk through the scope over the phone, we give you a realistic time estimate rather than a best-case number.
What if there's more to haul than we expected?
We do a walkthrough at the start of the job. If we find significantly more material than the original estimate covered, we tell you before loading anything extra and give you a revised price. You decide whether to add it to the job. We don’t load first and surprise you with the bill.
Do you handle hoarding cleanouts?
Yes, and we approach them the same way we approach every job: without judgment and without commentary on how the home looks. We’ve handled hoarding cleanouts across Bradenton and Sarasota. We’re not a specialty remediation service, so if the job involves biohazard material that needs licensed cleanup before hauling, you’d need a remediation company for that part. But the hauling side of a hoarding cleanout, which is what most people need once the space is safe to work in, is well within what we do.
Free Download Coming in July: Estate Cleanout Checklist for Families
What the Checklist Covers
Clearing out a family home is not something most people do more than once or twice in a lifetime. We’re putting together a practical checklist for families going through the process: what to pull out and set aside before the crew arrives, how to document valuables, what to realistically expect from donation centers, and how to coordinate a junk removal team when you’re managing things from out of state. If you work with a senior move manager or estate attorney, this is designed to complement that process, not replace it.
The checklist will be available as a free download from this page in July 2026. Fill out the form below and we’ll follow up when it’s ready.
