How much does an estate cleanout cost for a three-bedroom house?
Most fully furnished three-bedroom homes with a normally loaded garage fill a full load and often part of a second, which puts a realistic planning range at $900 to $1,575. Partially cleared homes land lower, and homes with a workshop, a full attic, or a shed land higher. Call with a rough description of which rooms are still full and we will narrow that on the phone.
Do you charge by the item, by the hour, or by volume?
By volume, in fractions of a load, with a $165 job minimum. General labor for sorting and packing help is separate at $85 per hour if you want that part handled too.
Can you give me a price without coming to the house?
Yes, for most jobs. Describe the home, which rooms are still furnished, and whether the garage, attic, or a shed is included, and we will give you a range over the phone. For large or unusual properties we prefer to walk it first, which is free and takes about fifteen minutes.
What is not included in the estimate?
Standard pricing covers loads up to one ton, with anything past that prorated at $85 per additional ton, which mainly affects homes heavy in books, tools, or dense stored material. We do not haul junk vehicles, concrete, dirt, or hazardous materials such as paint, propane tanks, and chemicals requiring licensed disposal. Everything else in a typical household is covered in the load price.
Does an estate cleanout cost more if there is a probate or closing deadline?
No, we charge no rush premium. What a tight deadline does is limit flexibility, since a job with lead time can be split across trips or routed efficiently while a job for tomorrow gets whatever window is open.
Will you take the house down to broom-clean condition?
Yes. After the load is out, the crew sweeps and tidies the areas they worked, so you are not left with debris from moving heavy furniture. For a home going straight to a closing or a listing photo shoot, that final pass is included rather than an add-on.
